The building and room is very run down and grungy looking. The customer service was poor-upon arriving they gave us the key and left us to find our own way to the room, no directions, very little Care for customers and the site. The walls of the room look like they haven’t been painted in twenty years. The lighting in room was very dim, hallway doors and balcony doors have large gaps. Weak ac in the room. Weak wifi at best. Bed was okay. Breakfast was gross and inefficient-one lady with a hot plate trying to fry eggs for 20+ people...and she looks very unhappy to be there, as did other staff. There were two neighbor dogs that barked for hours during the early hours of the morning and we couldn’t shut down the noise level bc of the leaks around the door and open cement brink style windows in the bathroom. We asked for the front desk to help us make a local call (all other places did this as a courtesy for guests)...the manager told us we could only use his phone for 50 cents a minute. The front desk was not helpful or welcoming. This hotel felt very gettho like...but was a higher mid range price. We prepaid non refundable on line for two days-got out as soon as we could. Central Location initially got us there-close to palace and river and has a small pool... not ever going back and would not recommend the place.

The hotel is situated a short walk away from the palace, about 5 minutes. The building itself is very nice but, it's not as well maintained. The rooms can use a fesh coat of paint and the sheets are stained and the shower was not separated from the toilet and the drainage was poor so every time I showered I ended up in a pool of water. Not pleasant.
However, the rooms are big and the staff are wonderful. They are very helpful and cheery and friendly.
The room was big but after staying across de rd for nearly the same price I was expecting a bit more. Loved the big balcony tho, loads of privacy. Breakfast was minimalistic, internet on the 4th floor was intermitent. No elevators. You get what you pay for.

The only "but" it would be that this hotel doesn't own a lift, so, if you are in one of the top floors, it could be a quite challenging.

Stay 4 nights - paid 5!!
Return visit to this pretty good hotel. After many previous visits
Nice pool, clean rooms, and a free (forgettable) breakfast.
Missed 1st night of 2 - 1 night reservations, due to flight being very late. Sent cancellation email to ask to apply the funds for a future night. Email returned unread.
Repeated request, upon checkout, and was stonewalled.
So: Pay 5 nights get only 4.
May not return.
I am a frequent visitor to PNH and may be looking for a new hotel for future visits.
Hotel is poorly run. Building isn't that old but seems much older. It needs some basic maintainance like a new coat of paint. WiFi very unpredictable and patchy. Breakfast take it or leave it.
Sheets not changed in 5 nights, pool good, bath quite dirty we had to clean it, no kettle for coffee, omelette breakfast fine, general state of hotel run down and not clean beyond front foyer, staff friendly and helpful, noisy busy street can avoid if not in front room, air con not working moved to another room but this is common problem at budget hotels.
Very basic hotel in Phnom Penh that is close to place and water front.. room was clean, good internet access but bed was rock hard and only one small pillow. ask for another but they didn't have any spares. Pool was small but clean. No lift service to the four floors of hotel. breakfast extremely basic. fried egg or omelette with toast. Staff were helpful with booking of transport but overall expensive for what is offered.
I stayed here for over a month several years ago and found it a good enough place. But this trip I move out after a couple of days. Tired of things not working and tired of the demotivated staff. I don't know who owns this place but they need to reinvest some of their profits back into the business.
No problems, friendly staff, comfortable bed, room had a fridge and flat screen so all was good. Nice balcony too.

Met our needs
In our short stay the hotel met our needs. We had a strange room with a gigantic bed though. We could have slept 4 or 5 people in that bed. The A/C could have been stronger, but was adequate. The pool was nice to cool off in. The hotel was in walking distance of the palace and theater as well as many shops.
Nice hotel, helpful personnel, good value for money, highly recommend it.

Shower / bathroom not good floor wet all the time from rubbish hand held shower on short hose over a corner bath that moves
Had to move twice as door to balcony dont lock and easy access from other rooms
Breakfast not great but ok and can except after other hotels
Pool not very clean green around steps

Staff did not seem to be into being helpful!
I get there after a 7 1/2 hour bus ride, tired ready to crash. It's 3pm, they check me in and my hands are full. The girl reaches over to help and grabs my pillow! Really, my pillow! And when she brings me to my room it's slept in from the last guest, dirty and I say, the rooms not clean. Oh she says and doesn't explain anything just leaves. So I go wait in the lobby for 30 min and still no one says anything, I finally go check and they had cleaned it! It just seemed like I was not a guest but someone that they didn't want to help.
Lovely staff.
Had two different rooms both were faulty. Eg one aircon hardly worked at all no safe had to unplug fridge for power outlet
The other air good ,safe etc. but no kettle with the complimentary coffee.
Overall having a pool, close to king palace riverside etc smiling staff. Will stay there again
