The staff were excellent and the breakfast was okay but the bathroom and bedroom were in need of attention (eg mould in the bathroom, a chunk out of a pillar and a window that was impossible to keep open without clambering onto the windowsill....!). But Kendall is a very convenient place to stay for trains and buses.

The reception area and fitness suite are newly renovated, but the rooms are a very different story. The rooms are incredibly dated and furnishings are very tired. The beds were thin so you could feel the springs, the TV was very old and the ironing board was torn up. The bathroom is particular is in desperate need of a refresh, while it was clean, the sink and showers were very old. Towels were very old and were stained. Positives are the location is great - very close to high street and train station. The staff at reception were also incredibly attentive and friendly.

Stayed here a few nights after arriving from the US before moving on to other areas in the Lakes. Excellent location in the heart of Kendal convenient to restaurants and shops. Enjoyed a nice hike right from our door along the river and up to the castle.

I'd particularly like to thank Sharon at the reception desk > she was so helpful on arrival and very pleasant. The parking was easy and the room was spotless, even the breakfast was very nice. We actually stayed about 8 years ago as well. A place I will come back to if we were staying in the Lake District again.

Very happy with the room and view over the river. The bar area was very nice to having the decking area where you could sit outside again by the river. Didn't have time for breakfast as we had an early start so cannot comment on that. Parking facilities were excellent.

We stayed for 4 days. On the 3rd day, the room was not cleaned. Fresh towels were left on the TOILET BOWL! On the 4th day, we reminded the reception to have the room cleaned. Bed was not properly made. Used wet towels were left on the floor of the bathroom! There slug or snail slime trials on the carpet of the breakfast room Location was great though

We had a lovely spacious room and bathroom that were comfortable and spotlessly clean. The shower was powerful, however, there was a gap between the screen and the bath so the bathroom got soaked every time we used it. The room doors need a soft close mechanism fitted to stop people from constantly slamming doors. The breakfast was not too bad but could do with some more cold options. The breakfast tables are very sticky! Overall we had a lovely stay.
